Typically there are two walk-throughs with you and the builder; pre-drywall and final (pre-settlement or home orientation). In order for us to assist you in the most efficient way, our inspections should take place prior to your walk-throughs.
After the framing, electrical, ductwork, and plumbing is installed, the Pre-Drywall inspection is performed. It is important to note; this inspection is done prior to the installation of any insulation or drywall. We are there to inspection the soon-to-be hidden components before the home is fully built. This takes place in a short window during the often time sensitive process to building your home, so please contact us early and update us promptly. You are the paying the builder, it is imperative to communicate with them at the beginning of the build process on tentative dates and times of available inspections. It is your right to have inspections performed on the property you are paying for.
The final inspection is typically performed one to two weeks prior to settlement and before your final walk-through. All appliances should be installed and in working order with the home ~99% complete, also known as "move-in-ready". This will allow the builder enough time to receive the report and evaluate the necessary items for repairs prior to settlement.
It is recommended to get your warranty inspection at the beginning of the 11th month after settlement. This will allow the home to go through normal settlement from seasonal change and give you time to prepare the repair requests for the builder. Typically the homeowner has 365 days to submit a warranty repair item. The repairs do not need to be completed prior to the warranty expiration. You can certainly get an inspection any time within the first year, but note many cosmetic defects are to be repaired only once during the warranty period. It may be necessary to have us evaluate the home if more concerning issues arise or you did not have a final inspection prior to settlement.

The "repair request builder" included with your report can be a useful tool to combine the defects into a concise list. It can be made in under 10 minutes and can be sent via email or text, directly from the report! The repair list is mobile friendly, and comes in handy during your walk-throughs so you don't miss anything. For Pre-Drywall and Pre-Settlement inspection the repair list can be sent to the builder directly. Many builders have their own online system to report a warranty repair ticket by uploading pictures and descriptions. This is a time consuming process and may take up 5 actions for each defect reported. Save the photos to your computer and upload them as required. Using the repair request builder to track repairs is a savvy move and a great way to keep the builder honest.
