  • Mold can start growing within 24-48 hours after moisture intrusion
  • Mold is not always visible. Spores in the air can still be elevated even if surfaces look clean.
  • Mold thrives in moisture-rich areas: attics, crawlspaces, basements, and HVAC systems.
  • Even small leaks or condensation can trigger mold growth in enclosed areas like wall cavities, crawlspaces, or ductwork.

New Construction Mold Testing

  • Mold can grow during the building process if framing materials are exposed to rain or humidity and not properly dried before enclosure. 
  • "Dead" or inactive mold may be visible as staining on framing lumber. While not actively growing, it can still be allergenic. 
  • Mold growth on wood framing is common in new builds and is often not structurally damaging, but should still be documented, cleaned, sealed, or replaced before drywall installation. 
  • Builders are not always required to test or treat microbial staining unless local codes or contracts specify it. 
  • Testing can differentiate between active spore levels and visible staining, helping determine if remediation or simply sealing is appropriate.
