Buying a newly constructed home is a dream come true for many homeowners. A brand new house means that everything is in perfect condition, right?
Not necessarily. Even newly built homes can have issues that need to be addressed.
That's why it's important to get a warranty inspection on your new construction home.
Required by law, builders offer a warranty on newly constructed homes, typically for one year. A warranty inspection can help you identify any issues that may be covered under this warranty, allowing you to have them fixed at no cost to you.
Buying a new construction home is a big investment. A warranty inspection gives you peace of mind knowing your home is built to high standards. Giving you more confidence in your purchase and help avoid any unexpected surprises down the line.
While a new home may look perfect on the surface, there may be hidden issues that are not immediately visible to the untrained eye. DHI's ASHI certified inspectors can identify these issues and help you address them before they become major problems.
Building codes are in place to ensure that homes are built to a minimum standard of safety and quality by the state and/or county. A passing code inspection does not mean the home is violation free. While a home inspection is not a code compliance inspection, we can reference the code as supporting evidence to ensure that any issues can be addressed before they become a safety hazard.
Included with your inspection report, the repair request builder allows you to easily create an organized list with pictures, videos and locations of defects. This will make it easier to report the defects to the builder and track the repairs as they are completed. Submit all defects and repair requests prior to your warranty expiration to prevent the builder's errors from becoming your problem.
As the state's Premier Inspection Company, our easy-to-read, comprehensive reports include high quality images/videos with location tags so you know exactly what and where the defect is. By using the most advanced tools available; aerial drones, thermal imaging and moisture detection devices, we provide a more in-depth analysis to identify potential issues that may not be visible to the naked eye.

It is recommended to get your warranty inspection at the beginning of the 11th month after settlement. This will allow the home to go through normal settlement from seasonal change and give you time to prepare the repair requests for the builder. You can certainly get an inspection any time within the first year and may be necessary to have a third party evaluate the home if more concerning issues arise or you did not have a final inspection prior to settlement.
We provide you with high quality pictures, videos, and location tags for all defects to make it easy for you to relay the information. Many builders have their own online system to upload pictures and descriptions. This is a time consuming process and may take up 5 actions for each defect reported. The "repair request builder" included with your report can be a useful tool to combine the defects into a concise list to track the competition of repairs.
